Cookie Notice

This notice provides information about the cookies and similar technologies used on the mararesidence.hu website (the "Website"). The Website is operated by the developer of the MARA Residence project, Faedra III. Ingatlanfejlesztő Alap (registered office: 1132 Budapest, Váci út 22-24., 5. emelet); details of the processing of personal data are set out in the Privacy Notice.
1.What are cookies?
A cookie is a small text file placed in your browser by the website you visit and sent back by the browser on subsequent visits, allowing the website to "remember" certain settings or recognise returning visitors. Similar technologies, such as entries stored in the browser's local storage (localStorage) or session storage (sessionStorage), are treated in the same way and are also covered by this notice.
Strictly necessary entries are indispensable for providing the service and may therefore be used without consent (pursuant to Section 155(4) of Act C of 2003 on Electronic Communications). A cookieless solution that places no data whatsoever on your device and reads no previously stored data from it may likewise be used without consent; this includes the Website's statistical Umami measurement and the Cloudflare Turnstile bot protection, described in Sections 4 and 6 below. Any other solution, for statistics or marketing purposes, that places a cookie or a similar technology on your device is set only with your prior, express consent (Article 6(1)(a) GDPR).
2.How do we use cookies?
On your first visit to the Website, a cookie banner is displayed on which you can allow or refuse non-essential cookies and entries by category (necessary, statistics, marketing). Statistics and marketing entries are loaded only after you have given your consent in the banner. Refusing consent does not restrict your use of the Website.
Your choice is recorded in your browser's local storage (mara-consent-v1) so that the banner does not need to be shown on every visit. This entry itself belongs to the strictly necessary category.
3.Strictly necessary entries
These entries are required for the secure operation of the Website, for storing your cookie choice, and for identifying the source of a submitted inquiry; they do not require consent.

Placing the attribution entry (mara-attribution-v1) does not require consent: its purpose is not to produce statistics but to correctly identify the source of an inquiry you submit, and the Website reads it only when the form is submitted. Its legal basis is the Controller's legitimate interest; see the Privacy Notice for details. You may delete this entry at any time in your browser settings; in that case, source data from an earlier visit is lost and your next visit is treated as a new "first visit".
4.Cookieless statistics: Umami
To measure the Website's traffic we use a cookieless statistics solution called Umami. Umami's tracking code places no cookie, and, according to the software's documentation, stores no data whatsoever in the visitor's browser: visitors are distinguished server-side, without cookies, by an identifier derived from the IP address, the browser identifier (user agent) and the Website's identifier. The measurement is first-party and serves solely to produce aggregate traffic statistics; Umami does not track visitors across devices or websites, does not build an individual visitor profile, and we do not use the measurement data for advertising purposes.
Since Umami places no cookie or other data on the visitor's device and reads no previously stored data from it, the consent requirement under Section 155(4) of Act C of 2003 on Electronic Communications does not apply to this measurement, in the absence of any storage or access; Umami therefore runs independently of, and even before, any decision made in the cookie banner.
5.Statistics-purpose entry based on consent
To link inquiries submitted via the form to statistical data, only if you have consented to the statistics category in the cookie banner, the Website stores a further, likewise first-party and cookieless entry in your browser's session storage (sessionStorage). This entry can only be read by the Website (mararesidence.hu); no other website has access to it.

In the absence of consent, the Website does not create or store this entry.
6.Bot protection: Cloudflare Turnstile
The inquiry and price-request form is protected against automated abuse by bots using Cloudflare Turnstile. Turnstile is a cookieless solution: it places no cookie on your device, so its use does not require consent. Details of the related processing are set out in the Privacy Notice.
7.Marketing cookies: Meta Pixel and TikTok Pixel
We use the Meta Pixel and the TikTok Pixel to measure the effectiveness of our advertising. These tracking codes are not loaded, and their cookies are not placed, until you consent to the marketing category in the cookie banner; in the absence of consent, the Website transmits no data to these providers. You may withdraw your consent at any time without giving a reason, as described in "Changing your consent, deleting cookies" below.

Please note that, for technical reasons, withdrawing marketing consent does not remove tracking codes already loaded, or the cookies they have already placed, on the page currently open in the Website: withdrawal takes effect from the next page load, that is, from your next visit to, or refresh of, the Website. See the Meta Privacy Policy and the TikTok Privacy Policy for details of Meta's and TikTok's own cookies and processing.
8.Changing your consent, deleting cookies
You may change or withdraw your earlier choice at any time, without giving a reason, by clicking the "Cookie settings" link in the Website's footer. This reopens the cookie banner, and your choice takes effect as soon as you save it, subject to the technical limitation, for marketing pixels, that an already-loaded tracking code is not removed from the page load in progress (see Section 7). Withdrawing consent does not affect the lawfulness of processing before the withdrawal.
You may also delete cookies and local-storage entries, or block their placement, at any time in your browser. See your browser's help pages for how to do this:
Please note that if you delete strictly necessary entries, certain features of the Website, such as suppressing the cookie banner, will not work as intended.

10.Amendments to this notice
Version 1.0 of this notice is effective from 3 August 2026 and documents the entries actually used on the Website. Should the cookies and similar technologies used change, this notice will be updated again; the version in force at any given time is available on this page, and the version number and update date indicate that an amendment has been made.
